What does InmoToken offer?
InmoToken facilitates investment in the Spanish real estate sector. Our mission is to provide you with access to invest in real estate opportunities selected by our team of professionals, offering an efficient asset with the best risk/return ratio. The investor will receive benefits in the form of returns from the operation of the property in which they invest through a tokenized profit-sharing loan (Spain).
Who can invest with InmoToken?
InmoToken allows citizens from much of the world to invest in real estate in a quick, simple, and secure way. Any adult can register and invest after completing the KYC (Know Your Customer) and AML (Anti-Money Laundering) process. In the case of residents with tax residency in the United States, they must be an accredited investor.
What is the investment process? How long does it take?
It is very quick and simple, taking only a few minutes and three easy steps:

How does InmoToken work legally? Is it legal?
InmoToken complies with all legal requirements in Spain set by the CNMV (Spanish Securities Market Commission). Due to the regulations of each country, two tokenization models are followed depending on the issuing company. In Spain, InmoToken tokenizes a profit-sharing loan for each property, which is offered to investors through an STO (Security Token Offering).

What is a profit-sharing loan?
A profit-sharing loan is a financial instrument, which is an intermediate formula between share capital and a loan. One of its main characteristics is that its remuneration is conditional on the results of the borrowing company. Thus, InmoToken tokenizes a profit-sharing loan associated with the income generated by a property. The investor (token holder) will receive an interest determined by the performance of the property's operations.
What is a token? And what is tokenization?
A token is the digital representation of an asset on a blockchain. Tokenization is the act of digitizing an asset so that the token captures and represents the value of that asset and is recorded on the blockchain.
What are the advantages of tokenization?
Having a digitized asset has many advantages, including:
Easy transfer in seconds at low cost.
Easy storage.
Fractionalization of the asset's value.
These advantages allow access to global capital, provide greater liquidity to the market, and make transactions very fast and inexpensive.
Which blockchain does InmoToken use?
InmoToken uses the Polygon network so that, while in the non-digital world, deeds represent property ownership, on Polygon, a token deployed on the network can represent property ownership or an associated product. In our case, it represents the rights to the property's operations and the capital gains generated from its future sale.
Who is responsible for rental, renovation, and maintenance of the properties?
InmoToken operates like a real estate fund or a REIT (Real Estate Investment Trust) in this aspect, meaning it manages properties from start to finish. As we expand in different cities, we do so through city managers and partners who handle the entire process in each city. In any case, the investor never has to manage anything.

How do I register?
It's very simple. Go to our website and click on "Register Now," and we will guide you through the process. You will need to attach a copy of your ID and verify your identity, as well as provide proof of residence.
What is the minimum and maximum I can invest?
We divide properties into tokens with an approximate value of 1,000 euros/dollars. The minimum investment is 1 token = 1,000 euros/dollars, up to the maximum that each property allows.
What opportunities are available on the platform?
Our team selects the best opportunities in the market. We offer properties with a high purchase price/rental price balance, so that annual returns exceed 7%. Additionally, since the properties are renovated and put into operation, they benefit from an appreciation of more than 15% upon future sale.
Is it necessary for a property to be 100% sold?
Yes, once the property is 100% funded, InmoToken takes care of putting it into operation as soon as possible so that it begins to generate rental income. These returns are distributed in USDT, and you have the option to claim them or reinvest them. The expected time to start generating returns is specified for each project.
Can I sell my token?
Yes. You can sell directly to a third party (as long as they are accredited on our platform).
Can I use any wallet with InmoToken?
Yes, as long as it is supported by our app and you have verified it with us. You can use: MetaMask, TrustWallet, MathWallet, TokenPocket, WalletConnect.
How do we pay dividends/returns?
You can choose to claim your monthly returns through the website and receive them in your wallet. The interest is generated in USDT, a stablecoin that is equivalent to one dollar. This way, we avoid the fluctuations of other cryptocurrencies, and you receive your returns in full.
How do I report the returns received?
If you reside in Spain, the returns you receive already have a 19% withholding applied according to the regulations. These amounts will appear in the tax data reported by the Tax Agency each year in the so-called "tax return drafts."
